This luxurious home sits on one of the last, coveted greenbelt lots available in this development.  This remaining lot, however, was the last available because it was narrow and wedge-shaped.  Additionally, a very large, very old Live Oak tree lived near the middle of the lot, and we desired to keep it.   Privacy from adjacent neighbors while maintaining private outdoor spaces and wide-open views toward the greenbelt were top priorities for this client.  On top of this, the size of the home was also quite large and required a four-car garage to meet HOA requirements.  All these factors together required careful site planning and, simultaneously, careful floor plan footprint planning.  The home has six users, and many special considerations were given to each of their private spaces to make each space special.  For example, Juliette balconies are now situated on the second floor in bedrooms high in the canopy of the old grand tree and peer down into a screened, private courtyard below.  This client had a strong vision for what they wanted, and we worked together closely. The collaboration was successful in achieving an ideal home in terms of form, function, and site design.
